Building Process

At Emerge Fine Homes we are committed to you throughout this journey – from concept to completion.  We have developed planning and building process to simplify the process. The following is the key highlights and steps of the process. Additional details are available upon request.


Step 1:  Initial Meeting

Review your vision, lifestyle, preferences and budget. We will review our building process, pricing methodology,  provide references, initial consultation and conceptual design. Prior to this stage or at this stage we will request you to complete a client questionnaire to assist us understand your goals and requirements.


Step 2: Contract

Receive initial deposit to move forward through steps 3 and 4.  During this step estimate budget and possession date.


Step 3: Develop and Budget

Design and finalize architecture design. Once the final design is signed off, the final budget and allowances will be determined and the build agreement will be executed. At this stage the pre-construction deposit will be requested.


Step 4: Approvals

Submit appropriate development and building permits and approvals to City/County, and if applicable, the developer.  At this stage, make the necessary changes to the architecture design, budget, and amendments to contracts.


Step 5: Construction

Construction commences and home owners work with interior designer to select products, colours etc., within the guidelines of the budget provided by Emerge Fine Homes. Within the building process, four key milestones:

1) basement ready and backfill.   2) interior ready for drywall.    3) texture completed.    4) house completed


Step 6:  Completion

Complete final touchups prior to walk through inspection, provide the warranty paperwork, walk through the mechanics of systems in the house, and the most exciting part … hand over the keys to your new custom home.


Step 7:  Warranty

Our warranty program covers 1 year warranty service from date of possession (as per the warranty program); warranty visits at 1, 6 and 12 months.  Years 2 to 10 are provided through Progressive Home Warranty Solutions Inc.
